Senior Technical Manager

Location: Ideally based in or around Bristol area, with regional travel as required

As a Senior Technical Manage, you will play a pivotal leadership role in the successful delivery of residential developments across the South West region. Reporting to the Technical Director, you will be responsible for managing the design and technical delivery process from land acquisition through to site delivery, ensuring buildability, compliance, commercial efficiency, and design quality.

You will help lead the regional Technical team, manage external consultants, and collaborate closely with internal departments including Land, Planning, Commercial, Construction, and Sales. Your focus will be on delivering commercially viable and technically robust schemes on time and to standard, while contributing to the strategic direction of the region's technical function.

Key Responsibilities

Leadership & Team Management

* Lead, inspire, and manage the regional technical team to ensure high performance, development, and retention.

* Oversee resourcing, workflow, and performance across the technical department.

* Set clear objectives, conduct regular appraisals, and ensure ongoing professional development within the team.

* Promote a culture of collaboration, innovation, accountability, and continuous improvement.

Technical Delivery & Design Management

* Oversee the technical delivery of multiple live and upcoming sites, from land viability to construction handover.

* Manage all aspects of the design process, including architectural, engineering, and infrastructure solutions.

* Ensure coordination between disciplines to deliver practical, buildable, and cost-effective solutions.

* Drive programme adherence, ensuring information is issued in line with site and commercial milestones.

* Champion design quality and ensure developments comply with current Building Regulations, planning consents, NHBC standards, and other statutory approvals.

Land & Planning Support

* Provide robust technical input into land appraisals and feasibility studies.

* Advise on abnormal cost allowances, constraints, and mitigation strategies.

* Attend land bid meetings and support planning submissions with coordinated technical packs.

Stakeholder & Consultant Management

* Manage and review performance of external consultants, ensuring value for money, timely delivery, and adherence to brief.

* Build effective working relationships with statutory bodies, local authorities, utility providers, and warranty providers (e.g. NHBC, LABC).

* Health, Safety, Quality & Sustainability:

* Ensure all designs promote safe construction, operation, and future maintenance of developments.

* Promote sustainability and compliance with environmental objectives.

* Drive technical excellence and consistency in design standards across all developments.

Strategic & Commercial Awareness

* Contribute to the regional business strategy and annual technical budgets.

* Identify and mitigate project risks that could impact viability, delivery, or compliance.

* Benchmark best practices across the industry and bring innovation into technical solutions and systems.

Skills and Qualifications

* Degree or equivalent qualification in Architecture, Civil Engineering, or similar (RIBA, MICE, CIOB or equivalent).

* A minimum of HNC/HND in a construction-related discipline is acceptable with significant experience.

* CSCS card holder (Managerial/Professional level preferred).

* SMSTS desirable but not essential.

* A full driving licence.

* Significant experience in a senior technical/design management role within residential housebuilding.

* Proven track record of successfully leading multi-site technical delivery teams.

* In-depth understanding of current planning legislation, building regulations, NHBC/LABC requirements, and technical standards.

* Strong understanding of engineering and architectural disciplines, land acquisition process, and viability assessment.

* Demonstrable leadership and people management experience, with the ability to coach and mentor others.
